Our latest visit showed that our Dipolog house and lot are proceeding fine with an estimated completion date at end of first week of January. All the doors and windows are now in place and the upstairs is virtually complete apart from cupboard fronts,bath screen.hot water supply and a couple of electrical fitting.

We met with the owners of Mediatrix homes, to finalise the final details which includes the fitting of the guttering which is in transit. We also requested an estimate for two walls and gate. we would like to build up the garden to the original height so need to have the top soil that was originally removed returned so we can organise landscaping of the garden after we have moved in.

We have also ordered a built in oven which will need a cabinet building in the dirty kitchen as we want to have the oven at eye level. This will be delivered along with other items that we have ordered from Emcom, one of the best sources of equipment in the southern Philippines

We are now starting to plan our move and will make a further visit on 5th January with the idea of moving on the Moon of the New year, Monday the 9th.

Still Slow Progress

As the year draws to a close it is evident that the workers are eyeing the holiday season as very little progress is being made. One of the holdups is with the Guttering which was promised for last week but now is expected to arrive next week. This has delayed the outside painting.

Door frames are being painted, so the inside is slowly taking shape. Master bedroom bathroom and communal bathroom tiling is completed. Powder room is virtually finished apart from shower, not sure on where hot water supply comes from and notice that light switches are inside bathrooms, which can be a cause of electrocution and is banned in UK, but of course we are in the Philippines where health and safety have little bearing on the matters.

Whilst we were in Dipolog we choose the various light fitting, it was a bit chaotic not knowing exactly where the fitting would be placed as we did not have the lighting plan with us, so we will be in for a surprise on our next visit to our Dipolog house and Lot for Sale.

We have now been promised a date in January for completion, so can now start sourcing furniture in the year end sales, so long as the shops are prepared to store it until our house is complete.

Slow Progress

The optimism from out last visit to out Dipolog House and lot for sale has disappeared, with very little progress from out last visit. Room painting is underway, however the Rain gutters have not been delivered and are not due for another week, this will result in missing our December deadline.

Jasmin and I had some discussion on the window tinting, I would have preferred a light blue colour to enhance the the colour of the skies but Jasmin wanted a darker grey to provide more privacy. we also need to contact the architect to design and provide a costing for fence/walls on the two open sides of our property.

So many items unfinished means it is difficult to see real progress so we will do not plan to visit again for a couple of weeks. We still have some issues on fittings which were ordered as part of the contract and regret that Mediatrix homes did not accept our proposal to have a detailed specification attached to the contract, rather than their standard wishy washy contract which is vague.

Architect Meeting

Yesterday we had the long awaited meeting, at our Dipolog house and lot for sale, with the Architect and it was most productive. We reviewed the suggested colour scheme and have arranged to have some sample area coloured to finalise the colours on Wednesday. All doors will be varnished.

Our driveway has been completed and the conduit laid under the carport to the junction box below the stairs. Covings have been added to all the rooms and will be painted white.

The bath has been installed in our en suite bathroom and we will be having modifications to provide a sliding screen. The bathroom will also be fully tiled with white tiles.

The target completion date is prior to Christmas so we are now entering the final phase. Windows will be fitted next month and we will choose the tinting on our Wednesday visit.

Good Progress

Progress on Our Dipolog house and lot for sale. proceeding at a pace. wooded flooring has been completed on first floor, And tiling on ground floor is being completed. The task for us now is to finalise what colours we want to pain the rooms and exterior. It is a pity that Dulux pains are not available in the Philippines ad they have an excellent mouse paining tool on their Australian website, which allows you to upload photographs of you room and then use you mouse to intuitively fill the various areas with colours. Once you have named an area which can be quite time consuming you can quick test out a number of combinations.

The painter will give us an idea of what we want then we will pass our colour selection to the developer for then to match them up with what is available locally in Dipolog city.

foundations for our driveway are also being made and we expect our driveway to be completed this week. we have not heard from the architect yet, nut he has given plans of base our Kitchen island bar to the foreman, but has not sent it to us. We note however that the top section is missing. we hope to meet with the Architect when he visits next week.

we have not visited our Dipolog house and lot for sale this week due to other commitments but are hoping that next week work will have started on completion of downstairs and perhaps the windows will have been installed.

Until my computer was damaged by a power surge we had started work on our colour schemes but it is a bit difficult because we really need to also know the colours of our floor and wall tiles and we cannot remember what designs we chose.

Hopefully the parquet floors upstairs will have been sealed and all the roofing finished off. we also need to be thinking about the garden. we now have a puppy called Fred so we will need to build two walls, one along the front and another separating us from the lot next door, so that he cannot stray.

We still have had now news at all from the Architect who does not answer any emails and this will very soon become a major issue as it will delay the completion of our Dipolog house.

The only problem we forsee in the house is the lack of storage areas, we had requested a door be cut into the wall from the patio leading into the roof area above the car port but this has not been done and will be more difficult as concrete has been poured in the wall.

Philippines Power management damages Computer

Today my computer problems were finally diagnosed and the root of the problem was not the power supply unit but the motherboard of the computer has been fried as a direct result of the total failure of the Zanorte Electrical supply company to provide a constant stable electrical supply. Do they feel guilty No, however it is one of the many reasons why many companies think twice about setting up business in the Philippines.

You would think that with the sun almost directly overhead they would make great use of Solar power but they seem to operate with their heads in the sand. They also fail to control illegal connections to the grid. surely if they knew what they were doing they would realise that the amount of power they produce when compared with the total of the consumer bills clearly shows how much power is being stolen.

Anyway now my main computer is scrap save for the shell, as the hard drive, processor and memory are not compatible with new motherboard so all have to be replaces. Hopefully I will pick up the computer tomorrow and then have to spend the day reinstalling various applications so I can get back to work.

Our unplanned spending continues to mount, also due to the cost of Jasmin's Anti- Rabies course, next we will have vets bills for Fred, and of course my Dental bill. Heres hoping there are no more surprises in store this month. The only blessing being that costs here are lower than Malaysia.

Design problem

Roof Guttering situation on our Dipolog house and lot for sale has been resolved and a PVC mouldings supplier has been sourced, the molding looks quite complicated and I had to ask one of the engineers how it fitted. I am used to guttering which is 100% functional and it catches the rainwater from the roof and diverts it to a down pipe. Here in the Philippines they tend to concentrate more on a molding that looks nice, so will have to hope that it still functions as expected.

We have not heard from the Architect, it seems he is quite busy so our other questions remain unanswered. we also have requested the site engineer look at the roof shingles on the main roof as they do not appeared to have been laid right when viewed from the ground.

The wooden floor upstairs was been sanded, so there was a lot of dust around, but we did see the outline of a wardrobe taking place in the main bedroom. Outside the balcony railing were being installed, and work was progressing on the roofing of the dirty kitchen.

Whilst we were in Dipolog city we visited the town hall to enquire where the Immigration sub-office was located as we had been unable to find it. It appears they have an office near the Bagsakan market off Tomas Claudio street. but even using a map they provided it was a little tricky to find. This is a great find as we will no longer need to travel to Cagayan Del Oro every couple of months to renew my visa

Tropical storms have resulted in many day of bad weather , however out Dipolog house and lot for sale now has its roof on so fitting out has started. Door and Kitchen worktops are being installed and upstairs concrete floors are being leveled prior to adding flooring.

False ceilings installation is progressing well, the house is certainly beginning to take shape. will be doing a site visit tomorrow to discuss some minor points/

Good Progress

What a difference a week makes and despite the bad weather construction of out Dipolog house and Lot for sale are gathering pace. Also we are getting answers to our problems. the crew is hard at work on the roof and this will be completed by our next visit . we notice the bath we had ordered has arrived and yes it does fit, big sigh of relief. Downstairs wiring has commenced and supports for false ceiling are being installed in main living area and carport. The counter bases in the Kitchen and dirty kitchen have been laid.

One of the reasons for our visit was to select new tiles and there is no longer stock of the ones we selected months ago. This is a bit of a blow, and was one of the reasons we expected to see piles of material awaiting installation.

We visited the hardware supplier and I suppose we spent an hour or two picking floor tiles for the main living area originally we had selected off white tiles, then Jasmin selected black with some white streaks, quite modern looking, but I spotted a Brick effect tile, with a slightly roof finish, and having remembered that one or twice I had slipped on shiny tiles in KK, I thought they would not only look nice but also be unique, it was a hard sell for Jasmin but I said we can also rugs/carpet on top if the pattern is too much. we also need to order tiles for the shared bathroom and maids room where we chose a pinkish shade. finally we confirmed our jet type shower was on order.

Tiles will be delivered this week so maybe this is the next stage. the terrace is also taking shape with its low wall and I requested that the engineer put a small doorway from one wall of the terrace in to the roof area above the car port to allow access for extra storage. I questioned if there would be a manhole leading into main room area.

We will soon be at the stage where we can actively start searching for furnishing to complete our new home. Outside work has also commenced on our deco feature of local stone tiles.

So hopefully next week major construction will be completed/

Life in the Philippines would be perfect if they could get their banking sorted out and centralised. the problem is Banks here do not talk with each other, so if you do business here you need an account with all the major banks so as not to run up charges when moving money from one bank to another.

You will often find services offered by banks in the provinces quite different to those in their head office. I have spent some time search for a bank where I could deposit GBP as I wanted to have easy access locally but keep my main account in UK.

I saw online that BPI (Bank Philippines Islands) had GBP deposit accounts and Internet banking as well as a branch in Dipolog city where I will soon be living so thought this was great. I went into the bank, on my visit to check progress on my Dipolog house and lot for sale, armed with by chequebook together with Identity details, to open an account. Imagine my surprise, when customer services said, I am sorry sir in this branch to can only open a PHP or USD deposit account. I referred them to their website which did not state their were were restrictions for banks in the provinces and I would have thought with a name like BPI they would provide a better services to the various islands. so now I am back to plan B.

Plan B for my banking is to open an HSBC account, now I already know the Philippine version of this bank although on the surface looks the same as banks with the HSBC logo around the world is different, so I have asked them a number of questions and am awaiting their reply. Basically I need to maintain PHP 100,000 in balances across accounts to avoid monthly charges, this is probably ok as it could be used in emergencies. but we will need to see what other charges and benefits they can offer.

Progress Update

Yesterday we paid our weekly visit to Mediatrix hills to view progress on our Dipolog house and lot for sale, as we drew up to the office Jasmin noticed that the roof trusses were now in place, but wee had some outstanding issues to be resolved.

We started off by speaking with the site engineer, with reference to the bathroom and if there was room for the chosen bath. Apparently the bath is bigger than the room, now why were we not advised of this before construction was even commenced and why was the Architect not informed of the potential problem. The site engineers answer was that she is responsible for building to the plans, and produced a small comply of the plan which we had signed off as part of the contract, the dimension of the bathroom are not shown. the conversation became quite heated and the engineer fled.

Eventually another women intervened and said she was looking to find a resolution. apparently we are not the first clients to have design problems. I suggested that the problem is the result of clients not seeing the full size plans, or the computer CAD plans, in fact yesterday was the first time I had seen the computer plans in detail and it began to raise more questions as well as answer others. Communications it seems is the issue and perhaps this will be resolved by next week. We raise one new issue regarding what type of shower was to be fitted in the upstairs bathroom as we had chosen a shower with body jets and just wanted to be sure.

Progress on the house has been going on at quite a pace, we arrived during lunch break so workers were lying around sleeping. The shuttering on the downstairs ceiling has been removed and the cocreate poured ceiling is not showing any cracks. We inspected the disputed bathroom and as walls have been completed, we might be forced to fit a corner bath. At first we were concerned about the low wall being built on the terrace as we were expecting metal railings, however having seen the CAD this morning it would seem that a small roof section has been added in order to conceal rain guttering around the terrace. more communications problems.

Site Visit Wednesday

We made a visit to our Dipolog house and lot for sale late yesterday on our way back from two monthly visa run to Cagayan de Oro to update my visitors visa. We arrived just as the workmen were about to knock off, we were please to note that pouring of concrete had been going on at a hectic rate, they say many hand make light work, so progress is looking good.

As soon as the hooter sounded the workers scampered off like rats leaving a sinking ship, scrambling up an over the back gate of our gated community in their rush to leave the site.

We spent a little time inspecting the work that has been completed and noticed that there appear to be an 8ins wide ledge outside the master bedroom window which we did not see on the plans. The ledge is part of the arched facial on the front of the house. we will take this up with the site engineer on our visit next week.

We met up with our nearest neighbour who returns to Canada for a couple of years at the end of the week and they said they had been quite interested in the speed of construction, compared with the traditional local hollow block method, which they had not seen before. The neighbours gave us a quick update on what was happening in the community, apparently a Doctor has purchased the plot opposite our Dipolog house for sale an work will be started soon. As mentioned in previous posts the site next to ours has been also cleared ready for construction, maybe that's why we have so many workers working on our site at the moment.

Selling you property can be a very time consuming business if you do not get it right and many people prefer to use an Agent or Realtor to save them the time and effort, however there is always the question arising are they value for money. More people are now turning to the Internet and placing their own adverts on classified sites. Where their adverts may be hidden amongst other categories, now I have been marketing on line for many years and know that placing classified ads online just does not bring results.

You need to to have your property information on a site specialising in properties. When I sold my property in Malaysia, I actually built and promoted a website solely to sell my condominium and it worked my property appeared in top search engine results and was sold in a month. compare that with a friend of mine who's apartment in the same condominium which was been marketed by an estate agent and also by his own online placing of classifieds which took over a year to sell.

Not only did mine sell quicker but I got a higher price and saved some 10% in agents fees. Now building a website just to sell one property is not feasible for most people, so the next best thing is to find a property marketing site site which has clients searching for properties.

Site Visit

Today we are seeing progress again on our Diplog house and lot. The upper floor has been laid by I am a little worried about the many cracks in the concrete, I am not sure the mixture was right. Work has started on the shuttering of the upper floor

We might have a problem with the bathroom and have asked that the architect checks the dimensions of the bath we have ordered to see that it in. It seems raising the riot act last week may have got them back on course to complete by 7th December.

The site next to us has been sold and a start has been made on clearing the site, however the excavator has removed some of the soil from our lot, so now we have a sloping front garden, down to the road level when we wanted the garden to be the above the road . So we have requested the soil be replaced, whist the excavator is still on site.

We were in a bit of a rush as Jasmin had a plane to catch, but we will revisit on Thursday for another update.

Slow building Progress

Our visit to check on progress of our Dipolog house and lot for sale today was disappointing. Our expectations were that work would have started on the second floor walls. The reality was that they are still working on the floor and apparently had run out of re bar and awaiting more. This slow progress is unacceptable, so we put in a complaint to the developers Mediatrix Homes. Having paid cash in advance there should never be a shortage of material, and this is the second time in a month work has been delayed. yes you could blame the weather, the public holidays Etc, but in reality it is lack of project planning.

We have requested a copy of the project schedule and require a status on all materiel which we have selected and are needed to complete our Dipolog house. We now fear that there will be further delays with Christmas fast approaching which means many more holidays on the horizon. We need to nip this matter in the bud now and get the project back on course. I now wish we had stuck to out guns and insisted on stage payments to ensure not only are house was completed in a timely manner but also to ensure the cash we paid was solely used against out project

The electricity to provide power to your Dipolog house and lot will be supplied from overhead power line and one thing you will notice is the poles are mot very high with the result that the power lines sag and can be snagged by high sided commercial vehicles. I have seen this happen even in the centre of Dipolog city. I am not sure why the lines are not placed on higher poles which in addition to keeping them clear of traffic might also reduce illegal connections. I can understand that laying cables underground might not be an option due to frequent flooding.

Compared to the rest of the Philippines, the cost of electricity in Mindaneao at the moment is much lower as over %0% of the power is supplied by hydro and geothermal power power stations, but this is set to change as there is talk of privatising these aging supply sources.

For some reason the Government seems to be restricting the use of solar power despite the Philippine Solar Power Alliance (PSPA), urging the National Renewable Energy Board (NREB) to increase to 230 megawatts the total allowed capacity of the solar energy facilities that will be put up in the country over the next three years. NREB's initial proposal was only 100 MW.

According to the PSPA, government data showed that there are 44 solar power projects awaiting approval for their service contracts. These projects can generate a combined 420 MW should their contracts be approved. A large number of them will be located at Mindanao, specifically in Davao, Zamboanga, Misamis and Cagayan de Oro.

Many people who own property discover that some high load appliances do not work due to low voltage supply and have to purchase or rent transformers to resolve the situation. If more power sources were feeding the grid this would not be necessary.

Some people who purchase a house for sale in Dipolog city might be concerned about health care. One thing is sure, even though the cost is low, the standards are high with many practitioners having trained overseas in Western countries or Australia. The equipment in state hospitals may be dated but Private hospitals are well equipped.

I have used dental clinics in both Dipolog city and Sindangan, and whilst the exterior may seem rundown, the equipment inside has been brand new incorporating the latest technologies. Compared to Malaysia where I recently moved from I would say local dental clinic are better equipped.

One thing it is difficult to purchase in Dipolog City is Original Sunglasses, there are plenty of fakes which may be cheaper but just do not compare, so if you plan to stay sometime ensure you bring good glasses with you to protect your eyes.

We paid a further visit to out Dipolog house for sale and the weekend and progress remains slow, but it is beginning to take shape as a House. We expect the final concrete poring of the ground floor walls to be completed in the coming week and work to start on the upper floor.

We took the opportunity during our visit to Dipolog to check out the white sand beach of Dakak. Unfortunately the beach resort charges an entrance fee, even if you a merely seeking about the resort for future use, which seems a strange way to market a business and is perhaps a reason why the resort is under under utilised. The beach resort itself is undergoing renovation and the staff are not particularly friendly. Yes there is a great white sand beach, the sand having being imported, as white sand is not normal in Zanorte. I am not sure I would recommend this place to anyone visiting Dipolog City.

we were disappointed with the slow progress on our Dipolog house and lot for sale it appears that the developers ran out of materials, which apparently is quite common in the Philippines. I suspect is is something to do with cash flow as some companies rely on new customers money to complete existing projects which is not a good practice.

The secondhand property market appears to be in the doldrums at the moment with houses over 6Million Peso's not showing much movement. I know of a few properties which have been on the market since last year. the question is are buyers being hesitant due to the present financial situation or are the properties themselves overpriced, I believe it is a bit of both and if they need to sell they need to bring the prices down.

The resident engineer is hoping that work will commence on the 2nd floor next week once the worker finish off the carport and patio facade. We made one minor change to the design, change the way the door to the storage area at the bottom of the stairs opens, to make access easier.

The weather in Mindaneao has not been very good over the past ten days with lots of rain and thunderstorms, so it will be interesting to find out how progress is going on our Dipolog house and lot for sale.

We have started planning ahead for our garden buying some small varieties of trees such as Mango and limon trees and are also planning to grow our our own lemon trees to either make out own lemonade or mix with Gin and Tonic, as they are hard to source locally.

We have also been experimenting with reducing our water consumption, we had a leaking toilet some months ago which in one month doubled our consumption. We adjusted the ball cock to shut off the overflow but have no taken it a stage further and reduced our consumption by a further 30% by readjusting the filling level. We have a dual flush system, now the short flush if fine for pee, with the longer flush for solids.

Mediatrix Hills Site visit

Not much to report this week, with slow progress on the project to build our Dipolog house and lot at Mediatrix hills upper Turno. We did voice our concerns with the Engineer who seemed to think we were still on target for a November completion. We also confirmed the colour of our roof shingles and changed the exterior colour to Sahara Cream. The engineer will send us an artistic impression of the exterior for us to check if we want a two tone effect. It seems that there have been some material supply problems, but they are set to concentrate on the wiring of the ground floor, so hopefully we will see some progress on our next visit.

On our way back to Sindangan we decided decided to look for another route to cut out the city so drove along to Polanco after a bit of a struggle we did eventually find a way to to the Sindangan Dipolog road, which may cut out some of the traffic delays caused by slow moving motorbikes with sidecars which are the main form of transport in Dipolog city.

Safety in Zanorte

For the most part, Mindanao is a safe destination for your travel. There are some serious exceptions, though. Parts of Mindanao are extremely dangerous, while the majority of the island is such as Zanorte is fairly safe. One thing to remember is that in today's world, there is no place on the entire earth that is perfectly safe. No matter where you go you could be hit with crime, terrorism, natural disaster or some other calamity. This is true in Mindanao as well.

Some places in Mindanao are very dangerous and should be avoided by the average tourist. The United States and United Kingdom have issued travel advisories warning their citizens that travel to Mindanao is dangerous, and perhaps should be avoided altogether. Personally, I feel that in many ways these warnings are overblown, and were mostly issued by people who have never been to Mindanao, and also know little about the place. One needs to take great care for example in Zamboanga City and Basilan, Sulu, or even Cotabato City, I would have to exercise caution. or avoid those areas altogether. There are some places that just are not suitable for tourism. At this point in time, I would say that the entire ARMM (Autonomous Region of Muslim Mindanao) is in that category.

Dipolog city and Zanorte are safe but you need to use common sense, do not wear expensive jewelry or carry unnecessary cash, be observant when withdrawing cash from ATM's. Avoid driving at night time.

Progress Report

Progress on our Dipolog house and plot seems to have slowed over the past week, as the workers are continuing to pour the cocreate walls, it seems to be slow going with one bucket full at a time needing to be lifted up and poured down the gap.

We did note that conduit pipes for the electrical system had been placed within the shuttering prior to pouring so the wires can be run later. we questioned the onsite engineer regarding the hot water supply and it seems we will have a central tank system. Jasmin also requested a sliding shower screen to be fitted around the bath to avoid flooding the bathroom.

Hopefully when we next go to Dipolog they will be starting work on the top story.

Site Visit

The current bad weather has slowed progress on our Dipolog house and Lot and when we visited the site yesterday the workers were still pouring the concrete for the walls. This is quite a slow process with buckets of concrete having to be lifted to the top of the shuttering and then poured.

The outlines of all the ground floor rooms is now complete including the spaces in the living area where patio windows will be fitted. A door frame has been added to the space under the stair, where the electrical panel will be situated, which will also provide a storage area for some of my adventure gear.

The pillars for the car port and balcony have been incased and are ready for concrete pouring. During our visit we picked up a copy of the list of fixtures and fitting that have been ordered for the completion of our Dipolog house and Lot.

We are still awaiting confirmation on how our hot water will be supplied, so need to chase up the architect and site engineer on this matter when we next visit.

Why Not to Use Hollow block

Hollow blocks is a backyard industry in the Philippines' and is not regulated. Hence, mostly the quality is poor. Drop a block on the floor and it breaks in many pieces. they are bot recommended to build your Dipolog house and lot.

Hollow blocks are nothing more than stones that you stack between the columns like Lego so you can make an opening in it to place the windows or doors; They cannot carry loads, the columns do that). They have no other function than being a wall. It's the cheapest way to make a wall but they are weak and they have to make the wall 4 inch or 6 inch thick to become strong enough. Consequently the wall becomes heavier than necessary. The strength of a hollow block wall is much less than poured concrete walls.

When using blocks the columns (posts and beams) carry the second floor and/or your roof. Hence the weight of your house put pressure only on the little footings of the columns and you have to be pretty sure that your soil can hold that.

Now compare that with poured Concrete Walls which are strong enough to carry the next floors and roof. The weight of your house put pressure on the walls columns and beams. That's a much bigger surface.

site visit

Today we made a short site visit to our Dipolog hose and lost for sale at Mediatrix Hills Upper Turno. The changes to both the front and dirty kitchen doors frames have been completed. There remains two sections of walls to be completed where we will have patio windows installed, so hope by the time we visit again the walls will have been poured

We raised a couple of issues with the resident engineer, one being the installation of a telephone point in the upstairs family area, and the other question as to the arrangement for hot water supplier to all sinks , basins, showers and bath. we also clarified that windows will be sliding type. we also questioned changing out the air con unit in the master bedroom from a window type to a split unit.

We took some general photos of the site which will be publish in due course. We are satified with progress and the site visits allow us to keep on top of progress in building our Dipolog house and lot for sale.

Building Progress

We paid a brief visit to our Dipolog house and lot yesterday to check on progress and the house is beginning to take shape with the shuttering for the outer walls of ground floor 80% completed. Interior shuttering of maids room, general toilet, Dirty kitchen all completed.

Door frames have been installed however two frames need changing around as exterior doors need to open outwards giving more room in the interior of house. Having outwards opening doors I believe ads to safety and security. If someone tries to force entry they have to break the door frame and in event of fire it is easier to push the door open.

I am pleased with method of construction using reinforced poured concreate as opposed to blocks so house will better withstand any earth tremors. I need to check wiring plans as it seems some electrical plan updates may be missing, but as I believe these are on the upper floor it should not delay work.

Here are some tips a buyer must remember before buying a Dipolog house for sale or any other property in the Philippines, especially if you are buying a single property from an individual.

Land titles don't have any street name and number to pin point a property, it is a must to confirm that the actual property you are buying matches the technical description on the Transfer Certificate of Title.
  4. Make sure that the sellers are the real owners. If you are buying from an individual property owner, ask for identification papers like passport or driver's license, it is also a good idea to talk to the neighbours or the Barangay Captain to confirm the identity of the sellers (you might as well ask some history of the property).
  5. Confirm that the yearly real estate taxes are paid. Ask for certified true copies of the Tax Declaration and original Tax Receipts to confirm that real estate tax payments are up to date.
If the above check list is in order, it is generally safe to proceed with the purchase of real estate in the Philippines.

If you have been following my previous posts you are now in position to start promoting your new web site and I recommend that you sign up with Google webmaster tools If you have not got an account with Google just sign up for one and remember also to spend a little time drawing up a profile. as you add your web sites to Google they will begin to rank higher and Google will often find links to web sites that you have forgotten about.

Marketing your business using Google webmaster tools starts with entering your web site name and then verifying you are the site owner. you are recommended to add a site map to assist the search engine spiders there are some free tools online to create these. It may take some time for you site to become active in results so the next step is to start building back links.

There are two ways to build back links, reciprocal links and one way links, most people use reciprocal links where in return for placing a link on another site the other site advertisers on your site. I do not recommend this as you are advertising for someone else. It is far better to build your own links. always remember to have your keyword in each link.

I suggest that you make 1,000 classified adds using 1st Family classifieds, one of the oldest classified sites on the Internet today and also build 500 web pages at Free Page.net I have made a short video on how to use these free systems http://youtu.be/sgLHZLdj_6Q Some people think this is a lot of work and try to take short cuts but the fact is this approach works. I recently started a new blog and within two days by blog was on the first page of Google by using this approach and I expect it to rise higher as I completes my back linking task. Once you have selected your keywords to get top SEO results you can start building your web site and the secret here is to keep it simple, I have in the past used products such as Frontpage and Microsoft Expression, but this is overkill and often produces a lot of redundant code. Wordpress also should be avoided. I recommend a simple program called Edit Plus which produces very clean code and is easy to learn.

You need to ensure to place your keywords and page description in metatags and also correctly title your page with a keyword if possible. If you are including pictures use the ALT tag to place a relevant keyword there. at least one instant of your keyword should be in Bold.

Many people wax lyrical about matters such as keyword density in a document but to be honest it is a matter of common sense, do not repeat your keyword too often. I have found that having the main keyword at the top and near the bottom of a page work well to get top SEO results.

Where possible I always include a blog feed providing updated information relative to my keyword, this provides ever changing information which the search engine spiders love. You al sways need to remember you are generally writing content for the spiders in order to get top SEO results.

The first step in marketing your business is to identify your keyword or phrases that best describe your business and more importantly people are entering into search boxes. Yes it is great to get number one position but if no one is searching for your particular phrase it will not do you or your marketing any good at all.

I recommend using Google Keyword Selector tool, which is part of Adwords, do not worry you do not need to subscribe to Adwords. You enter a keyword phrase and the selector will come up with a series of suggestions based on global and local searches. If your business is based only in one country you can restrict search results to that particular country. What you are looking for are results with high number of searches but will little competition. draw up a short list of phrases that interest you.

Once you have your short list, go to Google and see what web sites you will be competing against. Sometimes you may find results which have nothing to do with your type of business in which case choose another keyword. also look at some of the top sites and see what other keywords they are using in case they are useful targets for you as well.

The time you spend on keyword research is time well spent and can make a big difference in your marketing results.

The final stage is to great a simple web page and convert your copy onto a page with back links to your business, I suggest using freepage, because it is free and the template is easy to edit and you can enter your data as plain text using simple line breaks.

So there you have a simple three step routine that will lead you to success. It takes less than an hour and over time will result in thousands of quality back links to your business and will not cost you a dime

Recently these guru's were moaning about Google because they changed their algorithm with the result that many sites dropped from top positions. You see true SEO White hat techniques as laid out by Google will always rise to the top.

There is no need to worry about keyword density and the like. You just need to provide topical information about your keyword on a regular basis and provide back links to you site.

In order to get top SEO results, you need first of all to select a good keyword or phrase to represent your business. The more popular the keyword the longer time it will take to reach the first page, so sometimes you are better to target a longer tailed phrase, so long as it is being searched for a reasonable number of times.

Once you have a keyword, then you need to ensure the keyword is in your domain name. This will help to get top position. Many people make a mistake when designing web sites include sound and video, this is not really necessary you are better to keep it simple. If you do include pictures on your home page ensure you tag them with Alt tags using your keyword, this will help rank your pictures in search engine results.
